A twinge of buyer’s remorse is to be expected for major purchases like this. But some of the new homeowners we’ve worked with definitely wished they had taken more time to research and ask questions about the property they ultimately purchased.

With that in mind, we thought we’d share a few of the important questions that our clients have told us they wished they would’ve asked before signing on the bottom line:

  • What have comparable properties sold for? – A real estate agent can give an overview of the local property market and let you know what comparable properties have sold for. This will help you determine whether or not the price you’re honing in on is a fair representation of the local market.
  • Do I really want to live in that location? – This may seem like an obvious point, but it’s all too common for prospective buyers to look strictly at the house and their budget without giving enough consideration to the location. Even if you like the property and can afford it, you may find that you’re less than thrilled to be living at that location. If that’s the case, you’re better off continuing the search until you find something more suitable.
  • What are the house’s problems? – Knowing where to look for potential problems goes a long way. You’ll definitely want to know about water damage – so ask about burst pipes and inspect the laundry facilities. It’s also wise to ask when they last had the roof worked on (as well as what they had done).
  • Will I still be able to save with my new house payment? – Buying a house is a major purchase – especially if you are spending a significant chunk of your savings on the down payment. It’s important that you still have sufficient savings to cover an emergency after you purchase the property, and that you are able to keep contributing to your monthly savings.
